Booking Policy

3 Days Policy

If you widh to leave house or room for whatever reason within 3 days of check-in, we shall process your refund after deducting the rent for the number of days from agreement start date plus board-in Charges. Notice period and lock-in does not apply when you cancel within 3 days of check-in.

Booking confirmation by Owner
  • In all the houses which are under owner’s confirmation policy, tenants need to pay the Security deposit 4 days prior to License Agreement start date and also submit KYC documents (as mentioned in Documents policy) 4 days prior to check-in date for verification by the Owner. The move-in date will be extended in the event any tenant fails to submit the required document within the above stipulated time.
  • Only the owner of the house has a right to confirm or decline any tenant’s booking. In case owner decline any tenant’s booking, a notification via SMS and mail will be sent to the tenant on the same day. When the owner declines any tenant’s booking, the booking will be cancelled automatically. Once the booking is declined by the owner, tenant can opt for any other property listed on Sri Room's portal or claim for a full refund.
  • In case any tenant uploads invalid documents, Sro Room may reject such invalid documents and extend the move-in date for resubmission of the valid documents by the tenant. Till such time, Sri Room will not cancel the booking and only move-in date will be extended.
  • In case of internal transfer of any existing tenant, the above-mentioned conditions will be applicable wherein any house is under owner confirmation policy.
  • However, houses which are not covered under the owner confirmation policy, as mentioned above, the Security deposit payment and KYC document submission policy remains the same i.e. Security deposit needs to be paid 2 days prior to License Agreement start date and documents need to be submitted 2 days prior to move-in date.
Notice Period & Minimum Stay
  • Unless explicitly written in one’s agreement, there is an early termination charge that apply if the tenants moves out before completing 6 months of stay in all Sri Room houses.
  • If the tenant moves out of Sri Room house before completing 6 months of stay, he/she will be required to pay an amount equivalent to one month's rent. The rent here corresponds to the rent on the last occupied bed/room/house.
  • Tenant has to provide 10-days' of notice while vacating, without exception at any point in time, any shortfall in notice period will be charged on a pro-rata basis where the fees would be equal to the no. of days of shortfall of the 10 day period.
  • For clarity, if a tenant moves out before 6 months of stay & doesn’t give any notice, he/she shall be charged one month and 10-days' rent (one month rent for lock-in breach, 10-days' rent for shortfall of notice)
  • If a tenant has not completed 6 months of stay in the house, but he/she has stayed for 6 months continuously in multiple Sri Room managed properties, then a discount of 50% of one month's rent would be given on the early termination charges.
Early termination Charges

If you decide to stay in the house after 3 days, You are required to stay a minimum of 6 months, or you can vacate the house before 6 months after paying one month’s rent as early termination charges. Some cities may have a different minimum stay. Early Termination Charges were quoted as Lock-in Charges before.

Agreement Execution and Other Charges (for renewal / re- execution of Leave and License agreement.)

Tenant will be required to pay the following non-refundable charges to Sri Room towards the services mentioned below.

Please note that:

  • These charges need to be paid at least two days before the license start date/Agreement start date.
  • Sri Room will not be responsible for any delay in police verification or execution of leave and license agreement due to delay from either the Tenant, Owner or the police.
  • If during the tenure of the stay, the tenant shifts to another house managed by Sri Room, then the charges will need to be paid again by the tenant.
  • The Society Move-in Charges (Required to be paid to the Society Chairman on behalf of Tenant) , wherever applicable, needs to be paid over and above the current charges.

Security Deposit

Deposit Payment Terms
  • Tenant needs to pay two months of rent as security deposit (can differ depending on the city)
  • Tenant is required to pay a part of the security deposit, referred as the token deposit, at the time of booking.
  • The remainder of Security deposit post booking need to be paid 2 days(4 days if house is under owner confirmation policy) before the license start date/agreement start date.
  • The security deposit paid is mentioned in the rental agreement.
  • Security / token deposit can be paid either by cash or online.
  • In the case where a tenant chooses to make an internal transfer or upgrade his/her current booking type, the difference in the amount of security deposit will be expected to be paid by the tenant before him/her making the actual transfer. In case the new rent is lower, the difference in SDs is adjusted against the following month’s rent.

Agreement Start Date, Rent Payment and Rent Inclusions Policy

License Start Date/Agreement Start Date

The rent will start from license start date/agreement start date, provided at the time of booking. The license start date/agreement start date depends on the city & on whether the house requires owner approval.

Payment Terms

Tenant needs to pay the rent in advance, on or before the 5th of every month. In case, the tenant is moving into a Sri Room property in any month, the rent for that month (for the remaining no. of days in that month) has to be paid within 5 days of move-in date e.g. for a move in on 15th, rent should be paid on or before 19th.

Late payment charges

From 6th to 10th of the month: INR 500, From 11th to 15th of the month: INR 200 per day for every day of delay.; Non-payment of rent post 15th of the month would result in a breach of tenancy terms and the tenant would be required to vacate the scheduled premises immediately.; If the rent is not received by the due date as per the policies, Sri Room is at liberty to report the delay or non-payment to credit agencies which can impact the tenants' credit score.

  • Apartment/society maintenance charges wherever applicable (unless mentioned otherwise).
Your rent does not cover
  • Monthly Water charges
  • Monthly Electricity Charges
  • Monthly Cooking Gas charges
  • Monthly DTH and Internet charges
  • Any recurring charges for the maid, cleaning, garbage collection etc
  • Any additional furnishing that’s not part of the Sri Room package
  • Club House or Other Amenities, if charged by the Society, are not included in the Sri Room package and it is at the sole discretion of the Society to allow/not allow tenants to use common society facilities.
  • Anything not mentioned in the “Your Rent Covers” Section "FOOD IS NOT PROVIDED AND NOT INCLUDED IN THE MONTHLY RENT"

Cancellation and Refund Policy

Cancellation before license agreement start date
  • If Tenant cancels before license start date/agreement start date, the token & security deposit will be entirely refunded (depending upon the date of cancellation w.r.t. Booking date - refer to Additional Cancellation Charges section).
  • If the tenant doesn't pay the remainder of the security deposit 2 days prior to license start date/agreement start date, the booking will be auto-canceled. The tenant can choose to re-book or initiate refund within 3 days of cancellation. After 3 days the refund is initiated automatically if bank details are provided to us and the token amount will be refunded completely (depending upon the date of cancellation w.r.t. Booking date - refer to Additional Cancellation Charges section).
  • Onboarding Charges, if collected from the tenant, shall be refunded to the tenant in case the cancellation is done before the move in date.
Cancellation after License Agreement Start Date
  • If the booking is canceled within 3 days of move-in date, the refund would be processed after deducting the rent for the number of days from license start date/agreement start date + On-boarding Charges
  • If the booking is canceled after 3 days of move in, then early termination charges, notice period shortfall charges, renovation charges/on-boarding charges etc as per the policies will be applicable.
Additional Cancellation charges
  • If cancellation is made 2 days after the date on which the booking is made, cancellation charges of 100% of the Token Amount paid would be applicable. [To illustrate if the booking is made on 01 April 2017 and canceled on 04 April 2017, cancellation charges would be applicable]
  • Token amount would be 25% of the bed/ room/ house price rounded off to the next 100 (hundreds) at the time of booking ("Token Amount") [To illustrate the calculation of Token Amount: If the entire amount to be paid is INR 9,000, then 25% of INR 9,000 will be INR 2,250, which will be rounded off to the next 100 i.e. INR 2300 will be the Token Amount]
  • These charges would be applicable even if cancellation happens because of non payment of security deposit by due date.
  • These charges won't be applicable if the cancellation is due to owner declining the booking.

Refund on move-out
  • Cancellations are allowed only up to 3 days of move in and anything after that would be considered a move out.
  • The security deposit shall be refunded, after deduction if any as per Sri Room’s policies, within 7 bank working days from the day of move-out.
  • If the tenant decides to move out before 6 months of stay with Sri Room, one month's rent as early termination charges will be charged, assuming 10-days' notice is given.
  • Tenant has to serve 10 days of notice period without exception, any shortfall in notice period will be charged pro rata based on the shortfall in the number of days from the 10 day notice period.
  • If a tenant moves out within 6 months without giving 10 days of notice, then rent for 1 month and 10 days will be deducted.
  • Any unpaid rent, utility payments will be deducted from the security deposit.
  • A charge of INR 999 will be deducted towards cleaning of the room, linen change etc. on opting to move out. This is a fixed charge which every tenant will bear upon his/her exit only if the tenant was not charged On-boarding Charges while his/her booking (e.g. for the bookings done on or before 13th of September 2017).
  • Tenant has to pay for damages, on actuals, in case there’s some damage to the property or it’s belongings.
On-boarding Charges:
  • When a tenant moves in to a Sri Room property, we carry out multiple paperwork and tasks on their behalf. They include, but are not limited to, drafting and registering the agreement, police verification, providing keys and soft furnishing. To cover these expenses ‘On-boarding Charges’ are applicable to everyone who moves in with us.
  • The amount varies depending on the city and the house type.
  • The amount is paid along with the security deposit.
  • Onboarding charges are refundable in full only in cases when the booking is cancelled before the move-in date of the tenant.
  • In cases of internal transfer from one Sri Room house to another, Onboarding Charges will be applicable and added to Internal Transfer Charges.
  • Renovation Charges (INR 999) will not be applicable to tenants who have paid Onboarding Charges during booking.
Refund Mode

All refund shall be processed via cheque or online transfer.

Refund Timeline
  • If the booking is made through cash, it shall take up to 7 bank working days to process the refund after obtaining the bank account details from the tenant.
  • If the booking is made online, it shall take up to 7 bank working days to process the refund. Actual receipt of the money is subject to payment gateway refund processing time line.

The Society Move-in Charges (Required to be paid to the Society Chairman on behalf of Tenant) , wherever applicable, needs to be paid over and above the current charges. This amount, wherever applicable, will be over and above On-boarding Charges and follow the same process as On-boarding charges in terms of refund.

Move-in/Move-out Policy

Move-in Process
  • Move-in date can be rescheduled to any day as long as it is after license start date/agreement start date.
  • If the tenant decides to move-in before license start date/agreement start date then the license start date/agreement start date will be preponed to the move-in date. The rent shall be calculated according to the License start date/Agreement start date clause.
  • If the move-in date is postponed the rent will start as per the Security Deposit and license start date/agreement start date clause. However, the utility charges and other charges will be charged from actual move-in date.
  • Token and Security deposit need to be paid 2 days before license start date/agreement start date.
  • Cash payments will be accepted for the security deposit or advance rent up to 48 hours before the time of move-in.
  • To move-in on a particular date, it is mandatory to schedule a move-in 2 days before the move-in date.
  • Verification is mandatory before move-in. One can verify their details by uploading their id and address proof. The tenants will not be able to schedule the move in (date and time) unless profile details are completed and documents are complete (documents uploaded and verified).
  • Bed will be automatically released and will be available for booking to others if any of the previous two conditions on Token/Security Deposit payment and Document upload is not complete.
  • Tenant needs to schedule his move-in prior to actual moving into the house.
  • The agreement shall be delivered to the tenant after 3 days of move-in (after the trial period) and before 7 working days of moving in. The agreement shall be delivered via registered courier or in-person delivery.
Move-out Process
  • Move out needs to be initiated by the tenant. Please log-in to www.Sri Room.com with your registered E-mail id. Go to My Account and Select Move Out. Other means like emails to Care, telephonic conversation with any employee, etc. will not be considered.
  • Tenant need to ensure his presence on the scheduled move out date else the damages, if any, listed by the inspection team would be considered final.
Agreement End Date
  • On opting to move out, the tenant shall be asked to choose a License end date.
  • The tenant can choose license end date upto 45 days in advance.
  • The settlement charges etc. will be calculated based on the license end date.
  • The tenant can move out any time before license end date.
Move Out Date
  • The Tenant will also be required to choose a Move Out date.
  • The Move out date can be any day on or before the license end date.
  • The tenant needs to choose the move out date so that Official handover of the keys, Move Out inspection etc. can be handled accordingly.
Rescheduling
  • Move out Date can be postponed by the tenant, upto a maximum of 7 days from the License end date. in this case, the license end date also gets shifted to the Move-Out date
  • Once License end date is selected, the Move Out date can be preponed any number of times, But the license end date will remain the same.
Cancellation of move out request
  • Move out request can be cancelled upto one day before scheduled Move Out date subject to availability and if the bed/room/house is not available, then the tenant can request for an internal transfer.
  • A charge of INR 200 will be applicable if the cancellation request is being made in cases where there is a continuing rent default at the time of providing the move out request.

KYC details can be used by Sri Room for Police Verification and Agreement Registration purpose as well.

Inter/Intra-city Movement Policy

Tenants can opt-in for an internal transfer to a house/room/bed in any city at a flat cost of INR 999. No additional charges applicable.

The onboarding charges of the current house shall not be refunded. The onboarding charges for the new house will not be charged.

  • Any Internal transfer within 3 days of move in would be charged at Rs 999 as move out charges.
  • After that, it will be charged at accordingly to the below mentioned criteria: If the move out from the present house is within 6 months of move-in, then 50% of the current monthly rent plus early termination charges (Rs. 999) shall be charged. If the move out from the present house is after the 6 months of stay, then only Move Out charges(Rs. 999) are applicable.
  • Once the Internal Transfer request is accepted charges will be applicable irrespective of whether the tenant wants to proceed with internal transfer or not.
  • Changes within same houses like listed below can be done for a fee of INR 999. No additional charges are applicable except for the difference in Security Deposit, if present:
    • Bed swapping within the same room.
    • Room change within the same house.
    • Room booking to a Bed booking.
    • House booking to a Room booking.
  • Agreement re-making charges may be applicable over and above these charges in selected cities depending on the local laws pertaining to the respective cities. (For e.g:- Pune, Mumbai etc.)

All movements are subject to availability.

For all tenants, Onboarding Charges of the new unit, where internal transfer is being made, will be applicable irrespective of whether On-boarding Charges were paid for the previous booking or not.

Guest Hosting Policy

Open Guest Hosting

Sri Room has an open guest policy and we are all game if you as a Nestie want to host guests. We just want you to be responsible and considerate about your co-tenants when you host your guests. So, here are a few initiatives we’ve taken to make this peaceful.

  • Please have a word with your co-tenant about your little gig and get their consent. Have it recorded, (it could be a simple message on SMS, Whatsapp, or anything, essentially something you can use as proof) so that there is no blame game, should there be any consequences in the future.
  • As you must be aware, Sri Room partners certain homes that are governed by policies of the Society Association. Now, you know we can’t do much here. But, the good news is you could still host your guests. Just make sure you take recorded consent of the society association in addition to that of the co-tenant.
  • We believe in having fun responsibly. Please avoid the risks of mishaps so that you don’t get into a position you don’t want to be in. Also, in case of financial losses incurred, you will sadly have to bear it.

Policy for keeping Pets

  • Pets are only allowed in the houses that show up on search once you select the "Pet Friendly" filter on the website.
  • Sri Room will not be liable for the upkeep of the pet or in the event any damage/ harm is caused to any co-tenant or co-tenant’s pet. Also, the owner of the pet will be liable to pay the cost of any damage caused to the property due to their pet.

Safety and Security

Sri Room houses are located in various cities across India in reputed society and safe locations. In order to maintain a peaceful environment of the society, nuisance or misconduct of any kind including but not limited to playing loud music beyond the permitted time limit, drinking/smoking in society corridors/ premises and consumption of illegal and banned substances are not allowed in Sri Room houses.

  • Internal issues/ fights among the tenants are better resolved among roomies. Involvement of Sri Room is not beneficial and hence undesirable.
  • In the event tenant breaks any rules as stipulated herein or as contained in the leave and license agreement, Sri Room on behalf of the owner, reserves the right to, issue appropriate notice including but not limited to Eviction notice to the tenant or charge a penalty amount of 5000 INR or more at its sole discretion.

Theft and Damage policy

Personal Belongings
  • The tenant shall be responsible for his/her belongings in the Scheduled Premise and neither the owner, Sri Room nor its vendors shall not be held liable/ responsible for the same.
  • For general maintenance and/or showing the scheduled premises to any prospective tenants, Sri Room shall keep an extra key of the scheduled premises. It is hereby advised to all the tenants to keep their valuables locked inside the cupboards and not to leave them unattended.
Home Furnishing
  • In the case of theft/loss and damage of any furnishing or appliance or furniture in the house , all the tenants staying at the scheduled premises at that point of time shall be held responsible.
  • A reasonable sum shall be deducted from security deposit of tenants towards compensation of the loss/ theft and damage or an amount as mentioned in cancellation & refund policy. In case the recovery amount exceeds the security deposit, the tenants shall be liable to pay the amount.
  • For general maintenance & showing houses to other tenants, Sri Room's employees or its affiliate agents may keep a copy of the keys of your house. We advise you to keep your valuables locked inside the cupboards & never leave them unattended in open places.
  • We shall not be responsible for any theft or accidental damage to your valuables in case of an untoward incident.

General Policies

Keys for the main door of the house and particular rooms are provided to all tenants.

  • On losing the keys, the tenant can make a duplicate key by himself/herself or request Sri Room to do the same. In case, the tenant requests Sri Room, a charge of INR 250 will be levied in addition to the actual cost incurred for making a duplicate key.
  • All issues reported within 7 days of move-in in dashboard (verbal communication to anyone would not be sufficient) would be charged as below:
    • First tenant move in to a House - all house/room/bed level to Sri Room
    • First tenant to a Room but not first tenant to a House - all house level to existing tenants, room/bed level to Sri Room
    • Subsequent tenants to a Room - all house/room level to existing tenant, bed level to Sri Room
  • All issues (non structural) post 7 days to be borne by tenants
  • Sri Room is not responsible for the maintenance of any appliances that are fitted in the house, that the tenant has rented, although on demand Sri Room may provide maintenance service and the same will be charged to the tenant.
  • There will be SAVs, maintenance drives and owner visits scheduled as and when necessary. During such occasions, tenants are requested to keep all belongings safe to avoid any confusion regarding the same. Sri Room will not be responsible for any theft that takes place.
Agreement Renewal Charges
